An Australian family has stayed firm despite rising developer offers. Now, new comments cast doubt on the biggest figure being reported.
A dream home they refuse to sell
First, the Zammit family lives in The Ponds near Quakers Hill. Their five-acre property once had farmland around it. The home has castle-style design, a long driveway, and Blue Mountains views. It sits about 40 minutes from Sydney’s city center.

A suburb transformed by development
Next, the area around the house has changed into dense new housing. Diane Zammit told 7News she misses the old space and unique homes. Many people online supported the family’s decision to stay. A local agent also praised them for holding on.
The bombshell detail on land value
However, a real estate agent said developers may not value the land at $60 million. He explained the site could likely fit about 35 to 40 finished homes. At roughly $1.1 million each, total sales would be near $40 million. Even at $1.5 million each, he said a $60 million land price would only cover costs. Finally, he noted such projects usually take three to five years.

The Zammit family’s stand highlights pressure in Sydney’s growing suburbs. It also shows why headline offers may not match developer math.
